Watch out! The go zone real estate market is hot and thriving with opportunities and you just have to build up your courage. With the help of the Internet a multitude of go zone real estate investment projects have appeared and indeed, some sound too good to be true. But if you take your time, do the due diligence, you will certainly find an opportunity that could get you a financial wind fall in profits.

Location Location Location?
Like with all real estate, go zone real estate is no different. It all starts with location. Instead of location, location, location, I like to think in terms of Location, Job Growth, Income & Incentives.

The ideal go zone investment opportunities are in areas experiencing an economic rebound, migration, job growth. All else being equal, these areas will rebound first. Areas that qualify would be the casino areas of Biloxi, Gulfport, Ocean Springs, D’Iberville and Bayside Park. And the second area that we would concentrate our efforts would be the Mobile, Gulf Shores areas in Alabama due to the prospects for migration, cheap housing and an affordable retirement climate as well as economic resurgence.

Job Growth & Income
The coastal casino areas of Biloxi win hands down when it comes to job growth. 27 new casinos are in the works and 40,000 jobs are expected in the coming years. Incentives
The 50% depreciation in the first year for go zone property is one of the best tax shelters we’ve seen in a long time. For an active investor, that translates into a dollar for dollar reduction to adjusted gross income and real bottom line tax savings. If you want to reduce your tax liability, pay zero taxes in 2008, or get a refund for taxes paid in the past five years or 15 years into the future, this is the best tax reduction strategy out there that we are aware of. The Mississippi government also has a program for small rental assistance grants. The cash flow analysis we’ve done does suggest that over the longer term – 5 years for instance – the benefits obtained by the upfront grants are pretty much a wash versus renting on the open market.

Price Appreciation
The five year appreciation forecast for Biloxi is 52%. It is one of the top markets in the country. With price points starting in the low $120s, you can’t help but believe that the only direction over the next few years is up.

Gulf Shores is another splendid location, where the population has risen rapidly in the last couple of years and so have the number of people interested in renting a property out there.

So what are your options with go zone investment real estate?

First, you need to decide whether you’re an investor or an onlooker. Savvy buyers bought over 160 units in our duplex project in Ocean Springs in a span of 10 days. People are buying and locking in tax protection for the next 15 years, or wiping out current tax liabilities. Remember, if you act like the herd, you will make mediocre returns at best.

When people are fearful it is time to be greedy, and when people are greedy, it is time to be fearful. Today is clearly a time to be greedy! If you’re a high income earner and don’t have tax protection, or a value buyer looking for income and appreciation, you need to seriously consider go zone investments for their tax incentives.
